Loft & Garage Conversions
People have many reasons in requesting our services to convert their roofs into usable spaces they can enjoy for many years to come. Could be that the family has outgrown the property they are in now or just want some extra space for an office, as lots of folk work from home and this seems to becoming a regular trend now days. Maybe you want to just increase the value of your property with the view to selling on and making a reasonable profit later on, as many do.
Most houses have a loft space to support the pitch on your roof, if you have a flat roof then you will not possess a space over your ceiling.
As property prices rise and lifestyles have shifted into new directions, relocating to a larger property with more bedrooms can be rather expensive, a cheaper and more practical venture is to have your loft converted to accommodate these extra bedrooms, office or space, and maybe an en-suite if you require.
Converting these new spaces needs careful planning which is where we come in, our services can help right from the start.
Different types of loft conversions
Gable to gable conversion
Usually found in houses with terraces. Here the back roof is rebuilt to increase the pitch of the roof as the gable walls are built upwards, Roof will then be placed just about vertical with the ceiling heights, which in turn will form a wall. This creates a nice spacious room and good head clearance.
Hip to gable conversion
These type of conversions increase the small spaces of houses that have hipped roofs. Their sloping/hipped side of the roof is converted to a flat gable end.
Roof is also extended up and over the new gables which creates more living space. Planning permissions may need to be applied for these types of conversions. Hip to gable can be designed to work with Bungalows, semi detached, detached and chalet type properties. We can advise you on your initial survey.
This type of conversion is noted for the additional dormer windows at the sides, front or back which creates that extra space that you desire.
Involves construction of a vertical wall, a flat roof is then installed to join the vertical wall, thus giving a maximum headroom in the loft area. Planning permission is often needed for this type of conversion.
Roof area is converted into a liveable space with no extra volume added, the only difference is the installation of roof light windows added to the roof to create natural lighting. You could also add windows to the gable walls. These are the most cost effective conversions as it incurs the minimum of structural alterations.
Replacing the roof
Replacing a roof can be a great option if the roof space in your loft is very shallow and not really usable for a conversion as such. Then good idea is to replace the whole roof structure and pitch, creating a space that can be transformed into a liveable spacious area that you can enjoy in the future.
Lowering the ceilings
Some conservation areas can have restrictions placed on properties which does not allow the raising of the height of the ridges. In these cases another solution is required. If more volume is needed a in the roof area, a structural lowering of the ceilings below can create that space to allow a loft conversion to take place.
The above are just a few options available, it all depends on the property that you own and what you would like to achieve. Best way forward is to contact us and we can conduct free survey and advise you of your options.
